Terms of service

The Service is provided by Xavier Huix Trenco, acting as a self-employed professional, Spanish national ID 41649433K, domiciled at Carrer d'Aribau 140, 5, 08036 Barcelona, España. Contact: admin@atalaya.watch. This identification complies with art. 10 of Spanish Law 34/2002 of 11 July, on Services of the Information Society and Electronic Commerce (LSSI-CE).

Atalaya ("the Service") is a real estate investment intelligence platform that provides property scoring, market analytics, and opportunity alerts. The Service aggregates publicly available real estate listing data and applies proprietary algorithms to generate opportunity scores.

You must provide accurate information when creating an account. You are responsible for maintaining the security of your credentials. You must be at least 18 years old to use the Service.

• Free Explorer (Free) — Limited evaluation access. 30 scored properties/mo. No pro filters. Available by invitation or referral.
• Operator (€499/mo) — Full national inventory access, proprietary scoring, Investment Memo (3/mo), Deal Flow Terminal, 1 exclusive zone included.
• Fund (€1,500/mo) — Everything in Operator + unlimited memos + 3 exclusive zones + REST API + weekly dossier + direct Slack + up to 5 seats.
• Enterprise (Custom, from €5,000/mo) — Everything in Fund + unlimited zones + custom data feed + white-label + SSO + audit log + dedicated analyst.

Prices are in euros and exclude applicable taxes. Annual billing offers a 20% discount. Subscriptions renew automatically unless canceled.

Payments are processed securely through Stripe. By subscribing, you authorize us to charge your payment method at the start of each billing cycle. You can cancel at any time from the billing portal. Refunds on annual subscriptions are prorated.

You agree not to:

• Use the Service for unlawful purposes
• Scrape, copy, or redistribute our data or scores
• Share credentials with third parties
• Attempt to reverse-engineer our scoring algorithms
• Use automated tools to access the Service beyond API limits

Atalaya does NOT provide investment advice. The Opportunity Score and all analytics are informational tools designed to assist your own research. They are based on public data and algorithmic analysis, not professional financial assessment.

Real estate investments carry inherent risks. We strongly recommend conducting your own due diligence, visiting properties in person, and consulting with qualified professionals before making investment decisions.

Atalaya is provided "as is" without warranties of any kind. We are not liable for financial losses arising from the use of our scores, data, or analytics. Our total liability is limited to the amount paid for the Service in the prior 12 months.

Property data is sourced from external portals and public records. While we strive for accuracy, we cannot guarantee the completeness or correctness of listing data, prices, or features. Scores are estimates based on available data and algorithmic models.

We may suspend or terminate your account for violating these terms. You may cancel your subscription and delete your account at any time from the Settings page.

These terms are governed by Spanish law. Any dispute shall be resolved by the courts of Barcelona, Spain.
